In Chennai’s mid-segment corridors including Tambaram, Pallavaram, and Medavakkam the same configuration typically falls between 55 lakhs and 80 lakhs. This bracket attracts the largest pool of buyers currently and sees the most active new villa project launches. In the outer southern and southwestern corridors Guduvanchery, Singaperumal Koil, Vandalur, and Kelambakkam 2 BHK villas are available between 40 lakhs and 60 lakhs in several projects, with gated community options increasingly available at the upper end of this range.

Before comparing prices across two projects, a buyer needs to confirm what each quoted figure actually covers. A villa quoted at 58 lakhs with a 600 square foot plot is a different proposition from one at 62 lakhs with an 800 square foot plot and a completed compound wall. The headline number does not carry enough information for an accurate comparison without these specifics.
